Our primary goal as property/facility managers is to maximize the net operating income for each property we manage.  We respect our fiduciary obligation to the property owner and are committed to increasing the asset’s value.  Successfully managing the day-to-day operations of single and multi-tenant commercial properties is no simple task, but as your agent, we will manage your property as if it were ours!

Tenants

We placed “Tenants” at the top of the list of services we offer because in today’s market, tenant relations and retention are of utmost importance!  In addition, we have a national platform to attract national credit tenants along with regional and local businesses to fill any vacancies.

General

  • Implement and oversee energy conservation projects, i.e.., retrofits of water efficient fixtures, HVAC temperature and recirculation adjustments, reducing irrigation needs by xeriscaping and efficiency lighting systems
  • Monitor preventative maintenance programs for roofing, HVAC, electric and plumbing, fountains, elevators, paved surfaces, fire safety and security
  • Supervise capital improvement projects
  • Monitor risk management program
  • Represent owner for all master association  issues-usually seen in office/business parks
  • Work with owners attorney for any legal issues confronting the property
  • Provide emergency 24 hour phone dispatch

Financial

  • Prepare annual budgets and monitor variances on a monthly basis
  • Prepare multi-year cash flow projection incorporating the rent roll and future cash flow expenditures
  • Prepare monthly Balance Sheet and Net Operating Income Statement
  • Maintain general ledger and monthly reconciliation of the bank statements
  • Collection of rent/receivables and payment of invoices
  • Prepare and submit sales tax returns
  • CAM reconciliation, allocation and billing
  • Analyze capital improvement reserve accounts ensuring adequate funding
  • Provide the owner’s Certified Public Accountant (CPA) with all the required financial documents necessary for regulatory filings and/or any special projects such as cost –segregation or tax disputes

Administrative

  • Administration of tenant leases and maintaining accurate rent roll
  • Maintain permanent records and reports
  • Our project management database is utilized for all tenant and property issues enabling us to successfully prioritize and manage multiple issues
